Bespoke Residential Build Project, Newsham, North Yorkshire
The Brief
To design and project manage full electrical power supply installation to a 5-bedroom new build detached property, to include wiring/cabling and installation of renewable technology solutions to create a more environmentally friendly residential property.
The Activity:
Working alongside long term collaborative partners, T. Manners & Sons, Tomlinson Longstaff were tasked with the supply, design and installation for a variety of electrical power solutions.
The full electrical installation for the interior of the property included LED lighting as well as bespoke wall and ceiling lights, a new distribution board, sockets and fused spurs, electric fires, electric underfloor heating to bathroom and 2 x ensuites, ventilation fans, data cabinet with cat 6 data cabling throughout, and intruder alarm system.
Things to consider
One of the critical factors behind the build of the property was one of supporting the rural environment and reducing the carbon footprint of the build by the installation and commissioning of renewable technology solutions wherever possible.
Alongside Durham Air Conditioning, air source heat pumps were supplied, connected and commissioned by the Tomlinson Longstaff team.
In addition, externally to the property 11.88kw of solar pv panels were installed integrated into the new slate roof to provide electrical power generation without having to draw on the national grid. Work is already planned to install a Tesla battery solution to full extend the electrical power storage opportunity.
To compliment this, two MyEnergi Zappi electrical vehicle chargers, supplied by Segen, were installed in the garage, one internally and one externally using specialist ‘EV’ cable incorporating the mains and data cables which allow for usage monitoring.
The sockets and switches throughout the property are from the ‘definity’ range by Click Scolmore and are a beautiful stainless steel screwless flat plate with grey inserts.
CCTV & Lighting
Due to the rural positioning of the property, we installed a high quality CCTV system, supplied by HikVision, which can be remotely viewed and monitored.
In addition, exterior ground lighting, supplied by the prestigious Collingwood has been installed to the patio area, with the addition of ClickSmart external sockets to enable Christmas lighting that can be programmed and operated remotely.
ClickSmart sockets were also used in the entrance hallway, and ClickSmart lighting used throughout the main living areas of the property to allow the client to set various lighting scenes, all of which can be remotely operated. This enhances the security of the property by being able to remotely operate lights to give the impression that someone is home, as well as changing the ambience of the living spaces at the press of a button.
To finish the entrance to the property is due to have a powered gating solution installed which has required armoured cabling to the proposed location.

Challenges were clearly faced with the number of installations, as well as coordinating and project managing the variety of suppliers that were required to complete the job to the highest standards that we always strive for.
We were delighted to complete the full project both within the timescales and budget set, despite the challenges faced, and are proud with the final design and sustainable result that our team delivered.

Few properties can shout about the full complement of renewable tech solutions that are contained within the build from day one.
This project allowed our team to fully design and transform the property into a true ‘green build’, utilising renewable tech solutions to allow it to be more self sufficient, resource efficient, cost effective and take advantage of the new renewable energy solutions now being offered from Tomlinson Longstaff.
The air source heat pump system, solar pv panels and electric vehicle charging points will ensure lower running costs of the property, as well as contributing to the shift to more environmentally friendly ways of living.
