Bungalow, Shoulder of Mutton, Kirby Hill
The Brief
To provide electricity supply remedial works and upgrade to Landlord’s bungalow.
The Activity:
Following on from a generous referral by a previous client, we visited the Shoulder of Mutton, Kirby Hill, to assess a detached bungalow owned by the landlord which was presently undergoing wider building and renovation works.
During discussion, the client requested the installation of some additional electrical power sockets, amendments and updates to the existing wiring, as well as the replacement of the heating and ventilation equipment.
Once on site, and during preliminary prep works, our team were unable to locate up-to-date electrical certification and so advised that an EICR (Electrical Installation Condition Report) be carried out prior to starting any works to ensure that all the current power supply circuits and provisions were compliant.
During the EICR, several key C2 issues were identified, requiring urgent remedial attention, relating to:
- Main bonding – Requirement: install earth bonding to water pipework.
- Submains Protection – Requirement: fit a 100mA time delay RCD to protect the submains cable.
- Non-compliant Ring Final Circuit – Requirement: replace MCB and split into 2 x 20A radial circuits.
- IP Breach – Requirement: seal cable entry points in rotary isolator and DP switch with fire-rated sealant.
- Living Room Sockets – Requirement: refit 3 existing sockets that were loose or poorly mounted.
- Bathroom lights – Requirement: replace 2 downlights with compliant fittings.
- Bedroom Socket – Requirement: refit a loose socket that had been dangerously wrapped in plastic.
- Shower Pull Cord – Requirement: replace due to burnt out neutral connection on shower pull cord.
These issues were addressed with immediate effect and before any of the developmental works were undertaken, which then included 5 new double sockets across 2 bedrooms and the living room, removing old night storage heaters and replacing them with 1 x Rointe Kyros heaters in the kitchen and one in a bedroom, and installing a new internally wired kitchen extractor fan.
All works were completed in conjunction with ongoing building renovations, working with third party suppliers to ensure a smooth and professional result.




The Result:
These works delivered a full upgrade from an unsafe and outdated electrical power system to a modern, compliant, fully certified and practical solution, modern and efficient heating provision, and improved ventilation with additional socket capacity for everyday use.
The updates and new installations now form a solid foundation for future improvements or letting opportunities.
