A landlord in Ingleton, County Durham
The Brief
To complete a domestic, landlord EICR inspection and remedy any issues raised.
The Activity:
Having been found through an internet search, we were invited to a long-term rental property, from which the owner lives some distance, to carry out the required landlord EICR to ensure the safety and compliance of the property.
Due to its age, the property did flag some issues with regards to selective areas of unsafe electrical wiring during the inspection. These were raised with the landlord within the inspection report, highlighted as a compliance issue, and included advice on the remediation works identified and required to remedy, the conclusion of which was a full rewire of the property.
Often EICR remedial work is fairly straightforward as the property is newly built or being refurbished and so unoccupied. However, extra care and consideration were required by the team in this instance, as the property’s tenants, who were aging and had pets, needed to remain within the property while the works were carried out.
The team planned the works to ensure minimal disruption, raising and refitting floorboards at the start and end of each working day, moving and returning furniture where required, and ensuring the aesthetics of the property were maintained, given its age.
This was helped by the landlord agreeing to a surface rewire in this instance to minimise the dust and disruption, deciding to embed the wiring at a later date during further renovations once the current occupancy had come to term; a temporary but vital medium-term fix.
The team were thorough and efficient, installing a new ‘Fusebox’ distribution board, earthing, ‘Click’ sockets and light switches, a new extractor fan, and hard-wired Aico smoke detectors, all supplied by our working partner CEF.
Special thanks have to go to both Mark Wilson Roofing, for their support and remedying a broken tile that occurred, often inevitable when dealing with properties of such an age, and building specialists AKS & Sons Builders, for rectifying a copper heating pipe issue, identified by the TL team during the inspection, as well as helping to drill the very thick walls to enable the new extractor fan to be fitted.
The Result:
Properties of this age can invariably reveal wiring issues as legislation changes come into force. Despite this surface rewire being a more medium-term temporary fix, whilst the tenancy of property runs its course, the landlord has not only ensured the safety of their tenants, but also their own duty of care responsibility and compliance, as well as making their tenants feel cared for and looked after.
