Visual Electrical Installation Condition Report for Landlords and Tenants

In June 2020, new electrical regulations were introduced that require landlords to ensure all electrical installations are tested by a competent and qualified body at least every 5 years.

From April 1st 2021, this also applied to existing tenancies, to ensure that electrical installations in a rented property are safe when tenants move in and maintained in a safe condition throughout the tenancy duration, by which proof of certification & compliance may be requested by the tenant or the local authority.

Tomlinson Longstaff now offers a Visual Electrical Installation Inspection at the change of every tenancy so as to ensure that all electrical installations are & remain compliant with the regulations and in a satisfactory condition for continued service.

Our report provides details of the extent and results of our inspection as well as any recommendations for remedial action required to ensure continued compliance with current safety standards.

For us to carry out the visual electrical installation condition report we require:

a copy of the current E.I.C.R.
access to visually inspect the distribution board and accessible accessories.
verification of supply characteristics, earthing and main protective conductors.
to test the RCD's, where available to check tripping times and manual test check of the test button.
carrying out a full test to 1 circuit within the property.
